NORTH ADAMS — A historical house on Church Street that has been on the market for more than two years has been purchased and will be converted into a bed-and-breakfast.
The city's Planning Board this week reviewed the proposal of owner Gianni Donati to convert the former single family home into a four-bedroom B&B with six parking spaces. The special permit for a change of use was unanimously approved.
Donati purchased the home on July 20, 2015, for $175,000 from former owner Mary Rosasco, according to county real estate transaction records.
The plans for the inn call for owners' quarters on the first floor along with common areas, including a common space and kitchen. The second floor will consist of four guest rooms.
There is a "partial-height" third floor on the building, "which potentially could be common space also, but that would really be driven by the ... building code,' said project architect David Westall.
Westall also noted that the business is a permitted use under the city's zoning laws.
A carport in the rear of the building will be demolished, which Westall said will actually improve the aesthetics of that side of the building.
"It's very minimal work on the outside [of the house], and needs a lot of updating and cosmetic work on the interior," Westall said.
According to the former real estate listing by Steepleview Realty, the stone and stucco home was built in 1900 and includes "marble steps, a carved Dutch door, artisan stained glass windows, original and intricately carved woodwork and staircases."
"I think it's a fantastic use of the building, I've always loved that building, and I'm glad that it's going to be redone and brought up to date and used," said board member Brian Miksic, who lives nearby. "I think it' a great use of the space and it's a good location for it."
In other business, the Planning Board also approved a 650 kiloWatt solar energy array on West Shaft Road. The board approved the application of Borrego Solar Systems after inquiring about the plans for decommissioning the array when its useful life expires, the storm water runoff plan, and the maintenance of the array's access road.
The board also signed off on a proposed dog training and dog day care facility at 420 Curran Highway, on the condition that the property's owners maintain the landscaping and clear out the front of the property of all vehicles and other debris.
